Brivar uses a variety of methods to accomplish this. Hire us as your Design-Builder and we will be involved and in control of the project every step of the way, from Pre-Construction to turnover. One of the things that is unique about Brivar is our Pre-Construction Services. Many of our clients need assistance with tasks during this phase such as land procurement, financing, permitting, tax abatement and of course design and budgeting. Our relationships with many of the local municipalities, brokers and financial institutions allows us to effortlessly provide this essential service to our clients. Bringing a contractor like Brivar onboard early on helps to mitigate risks that might come up during construction that could have easily been avoided, maintaining client expectations.
Using the Design-Build method, Brivar is fully responsible for all aspects of design and construction throughout the project.
We begin by working closely with the client to discuss the project’s needs and vision. Brivar assembles the project team, creates a set of preliminary drawings and defines a Scope of Work that addresses materials, construction methods, budgets, material lead time and many other key details. Throughout the process Brivar provides Value-Engineering suggestions where the owner has the opportunity to affect cost, schedule and project direction. From here we advise the client on the construction implications of design choices, particularly where they will pertain to cost and schedule, and help them evaluate how to best move forward with the project.
Once designed and permitted, Brivar will then construct your addition, renovation or new building, maintaining accountability of all team members and any aspects of your project. We have a core group of subcontractors we utilize on our projects which facilitates project execution. Brivar will see the project through to completion, ensuring you have all necessary municipal approvals to occupy, operate and more importantly expand your business.
As General Contractor, Brivar is responsible for day-to-day project and construction oversight, management of vendors and tradespeople, and the communication of key information to the entire project team. Safety is number one in everything we do and will be monitored continuously. We also utilize our patented Quality Assurance Program to keep our on-site team on track and hold them accountable for their work. To keep our projects organized we utilize some of the industry’s best software, from daily project tracking to drawing management to submittals to scheduling.
A successful Construction Management plan depends on a team approach in which the owner, architect, and construction manager all work together to ensure success throughout the project. Brivar can step in as a Construction Manager at any time but engaging us during Pre-Construction will allow us to further assist with budget and schedule impacts.
As the Construction Manager, Brivar works on behalf of the client, reviewing drawings, evaluating budget, developing the scope, overseeing construction, etc. The client can choose to be as hands on as they desire. We will always keep the client informed on progress through comprehensive reporting and constructive meetings.
